There is a specific moment a guest decides how they'll review you. It's usually within 90 seconds of walking in. This checklist is built for that moment, and every quiet moment after it.
Before you start, the pro mindset
- Clean top to bottom, back to front. Dust falls. Doors open outward. Your last footprint should be the front door.
- Two-cloth rule. One microfiber for glass, one for surfaces. Never mix.
- Photograph everything you finish. A five-minute phone walkthrough after every turn is the best defense against a false damage claim.
- Refill, don't top off. If a bottle is under 40%, replace or refill. Guests notice half-empty anything.
1. Entry & first impression, the 90-second zone
- Doormat straightened, shaken, lint-rolled.
- Door handle disinfected, both sides, including the deadbolt.
- Light switches wiped, especially the first one guests touch.
- Entry mirror, streak-free (natural light will expose every miss).
- A subtle, clean scent. Not perfume. Think fresh linen, cedar, or nothing at all.

2. Kitchen, the trust room
Guests forgive a lot. They do not forgive a sticky counter.
Surfaces
- Counters cleared, wiped, then wiped again with a dry cloth.
- Backsplash checked for splatter.
- Range hood filter degreased (monthly minimum).
- Stovetop grates removed, soaked, replaced.
Appliances
- Microwave interior wiped, turntable washed.
- Coffee maker descaled if any mineral ring is visible.
- Fridge, every shelf empty, wiped, and free of odor. Baking soda swapped monthly.
- Dishwasher run empty on hot with a cleaning tablet.
- Oven interior spot-cleaned; deep clean every 6 turns.
Details guests test
- Every mug turned handle-out, matching direction
- Cutlery drawer aligned, no crumbs in the corners
- Sink drain smelled (yes, actually smell it)
- Trash bin lid wiped, fresh liner, spare liner at the bottom
3. Bathrooms, the make-or-break room
Fixtures
- Faucets, handles, and showerhead polished to a mirror.
- Toilet, bowl, seat (both sides), base, and the bolt caps.
- Shower glass squeegeed after cleaning, no water spots.
- Grout inspected, pink or black mold treated on sight.
Textiles & consumables
- Fresh towels rolled or spa-folded, never damp from the dryer.
- Toilet paper, one full roll on the holder, one spare visible, one hidden.
- Soap, shampoo, conditioner, body wash, all above 40%.
- Bath mat freshly laundered (not just dried, laundered).
The five-star touches
- Folded washcloth on the vanity.
- A small tray for the amenities, not loose bottles.
- Hair, thoroughly checked, every corner, every drain, every wall.
4. Bedrooms, the sleep contract
The bed is the review.
- Mattress protector inspected (replace yearly).
- Sheets crisp, hospital corners, no visible wrinkles.
- Two pillow options per guest, one firm, one soft, both labeled.
- Duvet fluffed and rotated 90 degrees between guests.
- Under the bed, dust, socks, wrappers, checked with a flashlight.
Nightstand ritual
- Lamp wiped, bulb tested.
- Glass of water or small carafe.
- USB-C and USB-A charger cable, cord-wrapped.
- A single, thoughtful item, local snack, mint, handwritten note.
5. Living spaces
- Remote controls disinfected, batteries checked.
- Throw blankets refolded, cushions plumped and rotated.
- Coffee table free of rings, coasters staged.
- Bookshelves dusted, decor straightened.
- Windows, sills wiped, glass streak-free, tracks vacuumed.
- Floors, vacuumed then mopped. Never one or the other.
6. Laundry & linen closet
- All linens stored only when 100% dry (mildew is the silent killer of reviews).
- Rotate three sets per bed. Retire yellowing sets to cleaning rags.
- Iron and press pillowcases and duvet covers for the price tier that demands it.
- Laundry detergent, dryer sheets, and stain stick stocked and visible for long stays.
7. Outdoor & entry-adjacent
- Patio furniture wiped, cushions dry, umbrella tested.
- Grill grates scraped, propane checked (leave it above 30%).
- Front-porch cobwebs cleared. Look up. Guests look up.
- House number visible from the street at night.
The 5-minute pre-arrival flourish
Right before check-in, do this walk in exactly this order:
- Adjust thermostat to a welcoming temperature.
- Turn on entry lamp, kitchen under-cabinet, and one bedroom lamp.
- Play soft music for 60 seconds, then off (leaves the air feeling "lived in").
- Set out the welcome note and any perishable amenity.
- Photo-walk the whole home. Save it, date it, keep it.
Handing this to your cleaner
- Print it. Laminate it. Leave it in the supply closet.
